Real Estate

Sound Transit's Real Estate Division acquires real property needed for agency projects and relocates individuals and businesses displaced by Sound Transit projects.

Property Management handles the leasing of property needed for Sound Transit use, leasing of property owned by Sound Transit, property research and property disposition.

The goal of the Transit Oriented Development program is to increase transit ridership by fostering development in or near transit facilities.

Acquisition and Relocation Services
The Real Estate Division has two Senior Real Estate Representatives who manage consulting firms specializing in the acquisition of property and the relocation of owners and tenants. All acquisition and relocation follows the Uniform Relocation Assistance and Real Property Acquisition Polices Act of 1970 as amended and the provisions of the Revised Code of Washington and the Washington Administrative Code.

Property Management, Leasing and Property Disposition
Sound Transit's Property Management Group administers a portfolio of leases. Property Management contracts for maintenance and security of Sound Transit properties prior to construction. Property Management also handles all of the agency’s leasing activities of Real Property as well as the disposal of surplus properties not needed for transit or transit-related uses. The Property Manager may retain the services of outside brokers and other professionals as needed to complete these responsibilities.

Transit Oriented Development
The Sound Transit Board established the Transit Oriented Development (TOD) Program in 1997. Its mission is to create transit supportive development and communities at Sound Transit facilities, stations, and station areas by working with local jurisdictions, property owners and developers.
