About this project
Sound Transit is working with the City of Redmond to bring transit-oriented development to the future Overlake Village Station area. This project will create much-needed affordable housing as well as a mix of ground-floor retail and community spaces. TOD near the Overlake Village Station will help foster a vibrant neighborhood seamlessly connected to regional transit.
Sound Transit conducted community engagement in 2021 and 2022 to understand the community’s vision for TOD near the new station and the needs it could fulfill (read our report on that community engagement process here). Sound Transit then conducted a feasibility study to inform what could be built on the site.
Development updates
In 2023, Sound Transit issued a Notice of Intent to Award to Bellwether Housing. The proposed concept is a 6-story mixed-use project with 333 units of affordable housing, active businesses on the ground floors, and space for a community hub, and open space. King County pre-committed $5 million to the project, and it is eligible for Bond Cap from the WA Housing Finance Commission and funding from Amazon and Microsoft through their partnerships with Sound Transit.
The proposed housing will be for tenants with incomes between 30% and 80% of the area median income, with the average servicing those earning 50% or below the area median income. There will be studio, 1-bed, 2-bed, and 3-bed units. In addition, Bellwether proposes to construct ground floor commercial space for retail, community-based organizations, and public partners to serve the community and transit riders.
In September 2023, the Sound Transit Board approved key business terms. Bellwether expects to break ground on the project in 2025 and open to residents in 2027.
